Privacy
Last updated 9 July 2026 · a plain-language summary of how Kotio handles your data.
Kotio helps you track your mortgage and property finances. To do that we store the information you enter and a little about how you use the app. This page explains what we hold, why, and the control you have over it.
What we store
- Account details — your name, email, and a securely hashed (never plaintext) password.
- Your property and portfolio data — everything you enter: valuations, mortgages, rent, costs, ownership structure, notes, transactions and reminders.
- Market data — comparable listings we fetch for a postcode when you ask, stored against the relevant property.
- Session cookies — used only to keep you signed in and to protect forms (CSRF). We don't use advertising or third-party tracking cookies.
How we use it
To provide the product: showing your dashboard and analysis, generating your AI briefing and rate outlook, and sending the reminder emails you set up. We may also produce anonymised, aggregated statistics — for example average yields across the product, or how often a feature is used — to understand and improve Kotio; these never contain your identifiable details or anything traceable to you or your properties. We never sell your data, and we don't share it with third parties except the infrastructure and AI providers needed to run the service (see below).
Who processes it
- Anthropic (Claude) — your figures are sent to Anthropic's API to generate the AI briefing, chat answers and rate outlook. This is clearly labelled as AI-generated throughout the app.
- Hosting & email — the app and database are hosted on our cloud provider; reminder emails are sent via our email provider.
Your controls
- Export — download everything in your accounts as a single JSON file from Settings → Your data.
- Delete — permanently delete your account and all data you solely own from Settings → Your data.
Kotio provides information and AI-generated insight, not regulated financial, mortgage, tax or investment advice, and is not authorised by the Financial Conduct Authority. This summary is written to be clear and honest; it is not a substitute for a full legal privacy policy, which we will publish as the product matures. Questions?
